On the opposite end of the spectrum, a stunning three-bedroom, four-bath oceanfront home on Ponte Vedra Boulevard sold for an incredible $13 million—and the buyer paid cash.
That's nearly a $13 million difference, yet both properties are considered waterfront real estate.

On the flip side, homes that need significant updating, require dock or seawall repairs, or are priced based on the peak market of 2022 are often sitting longer.
Today's buyers are doing their homework. They're researching flood zones, insurance costs, boating access, and maintenance before making an offer.
